The short version
- We look at warehouse and industrial properties under contract in Philadelphia, Bucks, Montgomery, Delaware, Camden, Burlington and Gloucester counties.
- Send the address, your contract terms, the closing date and everything you know about the building.
- We need accurate information and access for a walkthrough before we make any offer.
- We can't promise to buy any particular deal. We'll tell you whether it fits.
- We buy through our own company and close as the end buyer. Proof of funds on request.
We can act on a deal when it comes with real information: a signed contract, an honest description of the building and access to see it.
What deals do you want to see?
We want to see warehouse and industrial properties you have under contract in our seven counties, in any size and any condition. That includes warehouses, flex and small-bay buildings, manufacturing plants, truck terminals and yards, cold storage and multi-tenant industrial buildings.
Deals with environmental questions are fine, as long as you share what you know. Tell us about any tanks, past uses, reports or state correspondence at the start. Surprises found during our due diligence slow everything down and can end a deal.
In New Jersey, a business on the property, the seller's or a tenant's, may be covered by ISRA. If it is, signing your contract with the seller starts the five-day deadline for the owner or operator to notify NJDEP, so ask about it before you sign.
We don't look at houses, apartment buildings or retail through this site. If the property isn't industrial or sits outside our area, we'll say so, and you can move on.
What should I send?
Send as much of this as you can:
- The address and the property identifier (OPA account number in Philadelphia, block and lot in New Jersey)
- Building size, land size, clear height, docks and current use
- Your contract price, your asking price and the contract's closing date and extension terms
- How you intend to close with us, and confirmation that your contract allows it
- Leases or a rent roll if the building is occupied
- Any environmental reports, tank records or NJDEP or Pennsylvania DEP letters
- Photos, and how and when we can walk the property
How do you review a deal?
We check the building, the numbers, the title basics and any environmental flags, then walk the property before we decide. If it fits, we put an offer in writing. If it doesn't, we say so and explain why when that helps.
In New Jersey we check the property's tax class. According to the NJ Division of Taxation, a commercial-class (Class 4A) sale over $1 million carries a seller-paid fee of 1% to 3.5%, and industrial-class property isn't subject to it. In Philadelphia, we account for the combined 4.578% realty transfer tax (City of Philadelphia). Both affect what a deal can support.
What do you expect from wholesalers?
We expect accurate information, a real contract and straight answers. Send only properties you actually have under contract, describe them honestly, and be upfront with us about your role and your terms.
- Don't send a property you don't control.
- Don't market a property using our name.
- Tell us about known problems instead of hoping our inspection misses them.
- Keep the seller informed about the timeline you've committed to.
Will you buy every deal I send?
No. We look at what you send, but we only buy what fits after our review and walkthrough. If we make an offer, its terms are in writing, and our due diligence still has to check out before closing.
Who closes the deal?
Deals close through a title company, with our company as the buyer. On New Jersey business property, the state must receive the buyer's bulk sale notice at least 10 business days before closing, so build that time into your contract dates. How It Works covers the rest of the closing steps.
